Economic Slump Hits London’s Financial District Hard

The rental rates in the UK have taken a vertical plunge. They have fallen by 44% since the start of 2007 and are predicted to end up going to 50% by the year-end. The bad economic conditions have forced many employers to fire a large chunk of their workforce and this has directly resulted in the crashing rates.

London’s financial district seems to have been abandoned by the builders as many projects have either been cancelled or halted due to lack of investments. ‘Cheesegrater’ and ‘Walkie Talkie’ are among the proposed offices to let London constructions that have been halted for now. While the ‘Cheesegrater’ was a Leadenhall skyscraper to be developed by British Land Company, the ‘Walkie Talkie’ was a proposed 36-story building at 20 Fenchuch Street.

Mike Sales said that the real estate rental rates were going down and would reach its bottom by the end of the year. He was speaking at the recent Reuters Global Real Estate Summit in London.

He also pointed out that none of the developers was keen on constructing anything new or even continuing with the old constructions, as they were not sure about the return on their investment in this global meltdown. Office space, he said, would be taken up but the process was likely to be very slow and it wasn’t going to speed up for the next several years.

Amidst the gloomy predictions, Mr. Sales also mentioned that Henderson was trying to arrange for funds to start a project in central London. He said that this project might help his company in the time to come when the recession ends. He, however, believes that it would take close to five years for the situation to get to where it was in 2007.
